Clopay Weather Seal Replacement: The San Francisco Owner’s Guide

If the rubber strip along the bottom of your Clopay garage door is cracked, flattened, or letting daylight through, we stock Clopay-compatible weather seal replacement and install it the same day in most San Francisco neighborhoods. An installed Clopay weather seal replacement typically runs $130 – $260 depending on door width and whether we’re replacing just the rubber or the retainer channel too. Most homeowners discover the seal has failed during a foggy morning, when cold air and moisture are creeping under the door, or after a heavy rain leaves a puddle along the garage wall.

Weather seal is the sacrificial part of your garage door system. It takes the abuse so the panel and floor don’t have to. In San Francisco, that abuse is specific: salt air out toward the Sunset and Richmond, constant moisture, and garage floors that shift with the hills. We replace a lot of Clopay bottom seals in the Sunset District, where the combination of fog and ocean air hardens rubber faster than almost anywhere else in the Bay Area.

Which Clopay Models This Applies To

Clopay has used several bottom seal profiles over the years, and the wrong seal won’t seat properly in the retainer channel. The most common setups we see in San Francisco homes are the Clopay Classic, Gallery, and Coachman series, which use a T-style or bulb-style seal that slides into an aluminum retainer at the bottom of the panel. Some older Clopay doors from the 1990s and early 2000s use a wider channel that aftermarket universal seals don’t grip well. That’s the compatibility gotcha: a universal seal is cheap, but on those older retainers it slips out within weeks.

For OEM vs aftermarket: Clopay’s factory seal is dimensioned exactly for their retainers, and we keep OEM and premium-grade aftermarket equivalents on the truck for the most common San Francisco door widths (8, 9, and 16 feet). The aftermarket versions we carry are made from EPDM rubber, which holds up better against fog and salt air than the PVC blends used in bargain seals. We’re an independent garage door company in San Francisco – not a Clopay dealer – but we’ve worked on Clopay doors since 2001, and we know which part numbers match which series without guesswork.

To identify what you have without a service call, look at the metal channel along the bottom of the door. If it’s a U-shaped aluminum track, you likely need a bulb seal. If it has T-shaped slots, you need a T-style seal. Snap a photo of the end of the seal where it exits the channel and text it to us; we’ll tell you exactly which profile we’ll bring.

Signs Your Clopay Weather Seal Replacement Is Failing

  • Daylight visible under the door. If you can see a sliver of light where the door meets the floor, the seal is no longer compressing. That gap is letting in cold air, water, leaves, and in some San Francisco garages, rodents.
  • Water or damp spots along the garage wall. A flattened seal channels rainwater under the door instead of stopping it. In neighborhoods like the Outer Sunset or West Portal, where wind-driven rain comes in hard off the Pacific, this shows up fast.
  • Visible cracks or crumbling rubber. Rubber has a lifespan here. Salt air and temperature swings make the seal brittle. If pieces break off when you touch it, it’s done.
  • A draft you can feel on your ankles. Stand inside the garage with the door closed on a foggy morning. If cold air moves across the floor, the seal isn’t doing its job.
  • The seal is pulling out of the retainer channel. This usually means the aluminum channel has bent slightly, or the wrong seal was previously installed. It needs to be straightened and a correctly sized seal re-seated.

None of these symptoms go away on their own. The seal gets worse, not better, and then the real cost shows up: moisture damage to stored items, higher heating bills if you have a finished garage, and in some cases, water wicking up into the bottom panel itself.

Replacement Cost & What’s Included

In San Francisco, a Clopay weather seal replacement installed by us runs $130 – $260. Here’s what drives the range:

  • Door width: a 9-foot single door costs less than a 16-foot double door because the seal and retainer material cost scales with length.
  • Seal type: bulb seals for newer Clopay doors are less expensive than T-style seals for older retainers, which take more time to seat correctly.
  • Retainer condition: if the aluminum channel is bent or corroded, we replace it at the same time. Most San Francisco garages near the coast have some corrosion on the retainer screws.

Every quote we give is written down and handed to you before any work starts. The price we quote is the price on the invoice, full stop. That includes the seal, installation, and haul-away of the old material. And the work is covered by our 365-Day Done Right Promise: if it fails within 365 days from the date of repair, we come back and make it right at no charge. No arguments, no second invoice.

DIY or Call Us?

Weather seal replacement looks simple, and on a warm, dry day with the right profile matched, a skilled DIYer can do it. The problems we see come from three places: ordering the wrong profile online, fighting an old seal that’s glued or rusted into the retainer, and discovering the retainer channel itself is bent, which means the new seal won’t seat.

What we recommend: inspect the bottom of your door yourself and note the width, the seal profile, and the retainer condition. If the seal slides out easily and the channel is straight, you can attempt it. If the seal is stuck, the channel is corroded, or you’re not sure which profile you’re ordering, call us at (650) 550-9734. We’ll match the part, bring the right replacement, and have it done in under an hour. It’s a low-cost fix compared to the alternative of water and pests doing a slow number on your garage.

Aaron Teague’s signature reminder applies here: “Tell me what it’s doing – or not doing – and I’ll tell you exactly what it needs.” If the seal condition is unclear, that’s a two-minute phone conversation.
